FREQUENTLY ASKED QUESTIONS

'What bills am I responsible for?'
Unless Otherwise stated, the rent is exclusive of council tax, water rates, gas etc.  Your tenant would pay for these along with the telephone bill if applicable.

'What is an Assured Shorthold Tenancy?'
This is the type of contract which will fix the term, giving the landlord the right to repossess at the end of the tenancy providing the correct procedure has been followed.

'Should I go for Let Only or Full Management?'
Entirely up to you!  Let only is the more basic option, and you really need to be a local landlord or have representatives locally to deal with any eventualities that may arise in terms of breakdowns, repairs, emergencies, regular inspections etc.  To take the 'headache' away completely, we recommend that you allow us, the professionals, to act on your behalf by taking the Full Management option.  Particularly relevant for overseas landlords.

'Am I liable to pay Stamp Duty?'
Only when a tenancy reaches 12 months duration.  This is why we recommend that a tenancy period is for a maximum of one year less a day (renewable). 

'What if I want to move back in or sell my property or change my tenant?'
Provided correct procedure is followed, you may issue notice for the tenant to vacate prior to the expiry of the tenancy, giving the required period of notice to expire on the agreed date as set out in the original contract.
